Why canal homes see mold
- Water on two sides. Ocean air on one side and the canal on the other keep humidity high.
- Wind-driven rain on water-facing walls during winter storms can find its way through window and door flashing.
- Older and remodeled construction where new work ties into old walls and roofs, creating places for leaks.
- Lower-level rooms and garages that stay cool and damp.
- Second homes that sit closed up for weeks.
What to watch for
Look for staining at the bottom corners of water-facing windows and sliders, musty closets, mold on the back of furniture against exterior walls, and peeling paint on ceilings below balconies and decks. Balcony and deck waterproofing failures are a common, overlooked source.
If you're away often
Set a dehumidifier to drain continuously, keep interior doors open, leave the HVAC fan on a schedule if you have one, and have someone check the house after big storms.

Frequently asked questions
Why is there mold under my balcony?
Decks and balconies over living space depend on waterproofing and flashing. When those fail, water can soak the framing and the ceiling below. That usually needs a waterproofing or framing repair along with mold cleanup.
Does living on the canal mean mold is unavoidable?
No. Humidity makes it easier for mold to start, but good ventilation, a dehumidifier, and fixing leaks keep most homes clean.
